This is Deja Vu. Hi guys this is the member formally known as Top Cat. Long time no talk. I changed internet providers and lost all my logon info so I had to re-invent myself as Ex Hacker. As many of you know I was a member at Rossdale and left after the last debacle. What happened to all the ideas for saving the club from relocation the new board had? I no longer play golf but it's sad to see the old club still struggling with debt.

Keep sucking them in with empty promises....sounds just like the Sports Hub..they sure can talk it up. best result is members vote it down and the Board said they will resign.They deserve to.

CAPITAL GOLF CLUB TO BE SOLD - ROSSDALE GOLF CLUB TO BE RELOCATED

Capital Golf Club, the ultra private, "high roller" golf course owned and operated by Crown Casino, situated on the Melbourne Sandbelt next to Moorabbin Airport, has been put up for sale. The Greg Norman designed course has been frequented by some of the world's top golfers such as Tiger Woods and Jordan Spieth

In a letter sent out to all club members, the Rossdale Golf Club have identified that their survival at the current Aspendale location "is not sustainable beyond October/November 2019", according to a letter sent out to all members by the golf club, if drastic actions are not taken, including the sale of further land around the property which may not be a viable option. One opportunity that has been put forward is to sell off the existing site and purchase the Capital Golf Club. Unconfirmed sources have suggested that the Sixth Ave property is worth in the vicinity of $170 million, with the Capital asking price around $50 million

Rossdale Golf Club members are set to vote on the matter at a Special General Meeting on Monday December 17th

I’m not in property development or the building industry but live very close to Rossdale. I’d be assuming the proposal for the land will be all be for housing at a cost of $170m. However, the land on the eastern boundary is very flood prone (personal witness to this) and may not be that suitable for residential developement here. Again, perhaps large scale drainage works can be employed - I’m not sure. If the golf ocurse at Capital sold for $59m a few years ago surely
It’s worth more than that now and not less!

And funnily enough the ‘Rossdale here to stay’ Facebook page, that was set up by a current board member doesn’t seem to be working. Absolute Hippocrates. Feed the local community a pack of lies suck out their money claiming to be the community club and then say see ya we don’t care about you jack we going to look after ourselves.
Too bad councillors, local state government ministers and the local community Facebook pages are going nuts tonight over this complete backflip and deceitfulness from the current board. It will be quite funny when the land doesn’t get rezoned by council or state government and the current land value gets split between neighbouring clubs and the local council. The current developer of the land at the front of the club sits back and ‘gifts a fair portion’ to the locals for open space and sporting fields.
Absolutely hilarious.

Foundation membership. Amazing how the current board members claimed this offer was unconstitutional only a few years ago but now it’s ok. Bribe the membership to vote and keep quiet. Desperate times call for desperate measures I suppose. Hilarious.

You finding it hard too keep up?

 

I would be surprised if any contract to purchase the land was not conditional on rezoning approval. If the purchase is unconditional I would expect a lower price to factor in the risk of not achieving rezoning approval.

You are 100% right....any of the big boys (Frasers/Australand, Mirvac, Stockland etc) would do the DD on this in so much detail that the $170 mil is a pipe dream, anything more than $50mil is a pipe dream.  Look at the Keysborough example, long settlement while developer attempts the planning.  Simply paying options and holding rights on the land and once the approval goes through its full steam ahead.

 

Any developer who doesn't take this approach on this scale is a fool.
