Highlights from an email to members of Woodlands

 

Investigation of possible merger between Patterson River, Rossdale and Woodlands to create a unique golfing club in Melbourne's sandbelt

 

As a member of our club, I am writing to advise you that the Boards of Patterson River, Rossdale and Woodlands Golf Clubs will complete a Heads of Agreement to investigate a possible merger as equal partners.
The challenges facing traditional member based golf clubs are well documented. These are across the entire industry and the strong and attractive clubs will be those who ensure they offer an outstanding golfing experience for members at an affordable cost, whilst ensuring longer term financial security.
As a group, we believe we have such an opportunity to achieve this in our area.
Discussions held to date have been of an informal nature, but for this option to be thoroughly assessed, it requires a detailed investigation of the impacts, opportunities and long & short term benefits to the members.
We believe we can create a super club with state of the art facilities, access to enhanced golf courses over three locations and the generation of a substantial Future Fund to ensure a financially secure future.
Other benefits a merger provides include:

 

 

  • Significant upgrading of golf courses facilities

     

  • Ensure more affordable access to premium facilities for members

     

  • Investment in infrastructure and member facilities

     

  • Debt eradication from all clubs

     

  • Creating a golf club of choice for future members to join

     

The initial vision of such a merger is to provide outstanding quality golf club membership. Members would have access to an enhanced short course (9 or 12 holes) at Rossdale and two championship standard courses at Patterson River and Woodlands. All three clubhouses would offer high quality facilities for members as well as potential for commercial gain.
A substantial Futures Fund would be created from the partial sale of land at Rossdale for residential development. This Fund would generate investment income to meet future capital expenditure programs and secure the financial viability of the organisation.
We will establish a Working Group that will develop a due diligence program to examine key areas relating to finance, legal, regulatory requirements, land re-zoning, valuation etc. but with the over-arching requirement to ensure an outstanding and affordable golfing experience for members. The group will regularly report back to the clubs and deliver recommendations to the members for final decision and approval.
Of course, at the appropriate time, the final decision on whether or not the merger proceeds will rest with you, the Members.
There will be on-going consultation and communication with members, however during the study period a Confidentiality Agreement will be in place, as there will be some commercially (and other) sensitive information exchanged.
You are encouraged to seek clarification and/or provide comment to your club's representative on the Working Group and we will ensure all concerns are included in the investigations...

 

This letter is the first step to advise you of our agreement to investigate a merger. We will keep you regularly informed of any developments throughout this process.
All clubs are committed to ensure any possible merger opportunities are in the best interests for the members of all three clubs, and will provide excellence in golfing facilities and your overall long-term golfing experience
We look forward to reporting further on this outstanding opportunity for the three clubs.

It will be interesting to see how it works seeing how disparate the subs are between the 3 clubs. I would expect that your fees will go up top cat while the woodlands will go down. But that is probably a good out come with you getting access to a far better course

Partial closure of Rossdale seems like a half-baked plan to appease older members. Wouldn't bet on it lasting for long. I wonder if the current deals available at Rossdale have been suspended. Could be a very cheap entry to Woodlands

Its a sign of the times and the days of prestige golf clubs are over.

 

In the new golf world there will be things like flexible membership, or shared membership or pay as you go members. ie a base fee and then a percentage discount off green fees.

 

No more lining up on long wait lists to join, or paying outrageous joining fees.

 

more access for members of other golf clubs to play in comps just to fill up the spaces available on sundays or quite times..

 

there will be virtual golf clubs set up, (similar to social clubs) and they will rent tee times from those clubs that have land.

 

Clubs will relocate to further out areas as land becomes more in demand in suburbs.

 

there will be a rise in social clubs offering handicapping services for members so people 

we will also see the rise of service providers like green staff and bar staff who all contract services to he clubs.

 

All golf clubs are going to be caught in his situation some time in future, those that survive will be the clubs with vision and foresight.

In all it will be an exciting time for golfers with lots of options to play.

Not all golf clubs, the Top Tier 1's like RM, KH and Metro will never be in this situation.

 

I agree with the remainder of your post, one of the most over supplied golf markets in the world.

I agree with the remainder of your post, one of the most over supplied golf markets in the world.

but they also could merger. and

 

remember there is only a wire fence between Huntingdale and Metropolitan.

 

Royal already has a budget model course in Sandringham. (a lexus model and a toyota model)

 

It would be naive of golfers to think that it wont happen to their club.

Umm, no. It's a sign that the days of second and third rate private clubs pretending to be prestige clubs are over. Can't imagine Woodlands members agreeing to this anyway, as the offering is a real diminution of their status as a borderline Tier 1 club.

 

Not all golf clubs, the Top Tier 1's like RM, KH and Metro will never be in this situation.

 

 

Correct. Premium quality club golf will always exists because the Melb population will always contain enough cashed up spivs who want to pay for the priviledge of golfing away from the riff raff.

Might as well be a 100 foot wide minefield. Those two clubs are completely different beasts and would never merge. The mergers wont come from within the top tier sandbelt clubs anyway, it will be from the second and third tier clubs that have falling memberships and have run out of cash. They face mergers or they will cease to exist.

Agree with Wayne. This isn't going to happen quickly and not will it happen to every club in Melbourne.

Cant see Woodlands merging with anyone. Patto river & Rossdale & Keys would make more sense.

Don't disagree thought it was strange but that is the email that Woodlands sent out today, the member that forwarded it to me thought it was strange especially with the differences in fee structures etc at the clubs but they have set the committee up to explore it so it must have some legs though I think the Woodlands members would be the main objectors to it.

True but also means the course is kept in great knick and all the dam and water works have been down so it is keeping itself afloat.

I just love when courses refer to themselves as "championship standard". Up there with "hidden gem".
